Providing water views for all 15 owners was architect Yehuda Inbar s assignment at The Fountains on Manasota Key.

"It s really a breakthrough design so everybody will have a view," said Inbar, who heads Inbar Design, AIA, in Sarasota. "It s Italian Mediterranean styling with glass walls for light and views."

Realtor Piera Busca said that bougainvillea around the grounds and balconies, as well as fountains inspired by famous ones, will lend an Italian touch. She will open a showroom on site this week.

"A group of Italians came here, fell in love with the area and decided to invest here," said Busca, who found them the Manasota Key property on Lemon Bay with beach access.

The residences will have two sizes: 2,914 square feet plus entry lobby and balcony, or 2,258 square feet air-conditioned plus entry and balcony. Ceilings will be 10 feet. The units will feature Italian marble and tile floors, crown moldings and travertine master baths. Each comes with two garages. Inbar is beginning the permitting process.

"I have to sell six before construction begins," said Busca, who expects some European buyers.

Balconies will have decorative aluminum railings to enhance views. Busca pictures red bougainvillea on the balconies and around the concrete balustrades of the roof gardens. Existing oaks, palms and citrus trees will be relocated to the garden on the south side, and another area of trees will be left in its natural state. The hurricane-code glass will shield light to protect turtle hatchlings. The pool will be between the buildings, which will be yellow with white trim and railings.

"It will look very fresh. We maximized the views," said Inbar, who designs large waterfront homes and commercial projects.

Among his current designs: an 8,000-square-foot Bird Key home, the mustard-colored Horizon Building at U.S. 301 at Fruitville Road in Sarasota, the extensive renovation at Longboat Key Holiday Inn and the Good Fellows restaurant in Naples. He won the competition to design the YMCA in Englewood (now in the fund-raising phase) and is designing an Englewood-area monastery with chapel and learning center.
